Final plans for Lambeth Council and London Square’s new mixed-use regeneration scheme at 49 Brixton Station and 6 Canterbury Crescent, in the heart of Brixton town centre, have been submitted for planning review following extensive community engagement.

The scheme is set to deliver, subject to planning permission being granted, 288 new homes, of which 98 will be at 100 per cent social rent, with a higher mix of larger homes, including almost a third proposed as three-bedroom homes and half as two-bedroom homes.

Upgrades to the public realm surrounding Pope’s Road, Brixton Station Road and Canterbury Crescent are proposed to create a safer and more welcoming environment for Brixton residents, businesses and visitors.

New shops on Pope’s Road and Brixton Station Road, dedicated storage facilities for market traders, an enterprise and community hub and new workspace, including space at affordable rates, are also part of the wider plans.

Councillor Danny Adilypour, Deputy Leader (Housing, Investment and New Homes) at Lambeth Council, said: “This regeneration scheme is about delivering a stronger, fairer Brixton, one that provides much-needed genuinely affordable social rent homes, supports local businesses and celebrates our town’s unique identity.

“I am proud that, through extensive engagement, we’ve created plans that truly reflect the voices of Brixton’s diverse community. These proposals will not only deliver more 100 per cent social rent homes for our residents but also new housing options for those who may want to call Brixton home. It will also revitalise the town centre, strengthen local opportunities and ensure Brixton continues to thrive for generations to come.”

The new scheme for 49 Brixton Station Road and 6 Canterbury Crescent has been shaped by extensive community engagement since the project was relaunched in May 2025, building upon the co-design exercise undertaken in 2023 to ensure the proposals truly reflect local priorities.

Through a comprehensive consultation process, residents, businesses and stakeholders helped to guide the scheme’s design and focus.

Their feedback emphasised the need for genuinely affordable homes and workspaces, the protection of Brixton’s unique identity, and providing meaningful support for local businesses.

The community also prioritised the creation of welcoming, inclusive and safe public spaces, the long-term maintenance of green areas, and enhancements to the local streetscape.

As a result, the final proposals deliver a development that respects Brixton’s heritage, strengthens its economy, and provides lasting benefits for the whole community.
