Councillors back plans for hundreds of new homes in Lambeth

Plans to deliver 278 new homes on a former industrial site in Lambeth have been given the green light.

The council’s Planning Applications Committee approved the developer L&G’s proposal for a total of 278 homes – including 85 affordable and social rent homes – at a meeting last week.

The decision allows L&G to build an extra 60 new homes on the site, which is east of Shakespeare Road in Herne Hill. The developer already had permission for 218 homes, which was granted in December 2021.

The updated plans will see changes to three buildings which will help to deliver more affordable, high-quality housing for local people. Residents were consulted about the proposals earlier this year.

The development will boast a range of property sizes and price points including affordable options. Eighty-five of the homes (35%) will be affordable, including 52 at social rent and 33 shared ownership homes, offering options for a range of Lambeth residents.

The site was formerly home to a waste transfer station, which was demolished after a fire in August 2023.

Cllr Danny Adilypour, Deputy Leader of Lambeth Council and Cabinet Member for Housing, Investment and New Homes said:

“This new scheme reflects the borough’s commitment to tackling the housing crisis and ensuring developments deliver real benefits for local communities.

“Such benefits complement our own ambition to deliver over 600 new affordable and social rent homes on council land by 2030.

“Each of these 278 new homes will include an energy-efficient heat-sourced air pump, aligning with the council’s objectives to tackle both the housing crisis and the climate crisis.”

During the meeting, the committee also heard concerns from local residents which the council noted and will continue to work with residents and the developer as the project moves forward.
