Lambeth Council has set out the latest progress on its ambitious New Homes Programme, highlighting the delivery of new social rent and affordable homes across the borough and plans to accelerate housing delivery in the years ahead.

Lambeth continues to deliver new affordable homes despite challenging housing market

A new Cabinet report highlights the progress made so far to bring forward new housing developments on council-owned land while working with partners to maximise affordable housing delivery across Lambeth.

The programme forms a key part of Lambeth’s wider ambition to enable at least 10,000 new homes across the borough over the next decade, aiming for 40 per cent social and affordable housing across the development pipeline.

Despite challenging economic conditions affecting housebuilding across London, the report highlights a number of key milestones delivered over the last 12 months.

These include:

  • The completion of Fenwick Place, a 27-home development providing 100% council rent homes for more than 80 residents.
  • Planning permission for Somerleyton Road Phase 2, which will deliver 378 new homes with 56% affordable housing, including social rent homes and extra care homes to support older residents. This will start construction in 2026 – 2027.
  • Planning submission for the 49 Brixton Station Road redevelopment, which is expected to deliver 288 new homes, with almost 100 social rent and affordable homes alongside affordable workspace, market facilities and improvements to public spaces.
  • A new delivery partnership across the borough with Countryside called the New Homes Hexagon partnership, which will deliver around 500 homes across six council-owned sites.
  • A development agreement with Pocket Living at Leigham Court Road for a 92-home development, with half being social rent and affordable, which is expected to start construction in 2026 – 2027.

Councillor Danny Adilypour, Deputy Leader of Lambeth Council and Cabinet Member for Housing, Investment and New Homes, said: “Lambeth faces a significant housing challenge, with thousands of residents waiting for a secure and affordable home. That is why delivering new homes remains one of our top priorities.

“Despite the difficult housing market we are seeing across London and global geopolitics, we have continued to make strong progress through our New Homes Programme, delivering new social rent homes and bringing forward major developments across the borough.

“But we know there is still much more to do. Over the coming years, we will continue to explore everything we can do to unlock new development opportunities on council-owned land and maximise funding to ensure we can deliver the homes Lambeth residents need.”

In addition to new housing developments, the council has also increased the supply of homes to support residents at risk of homelessness. Through the Local Authority Housing Fund Round 3, in the last 18 months, Lambeth has already increased housing supply by acquiring more than 90 additional homes for temporary accommodation, helping reduce reliance on expensive nightly-paid accommodation.

Looking ahead, the New Homes Programme will continue to bring forward housing developments across council-owned land, strengthen partnerships with developers and housing providers, and explore new funding opportunities to support secure affordable housing delivery. The council will also begin delivering the next round of the Local Authority Housing Fund from April 2026, doing everything we can to increase the availability of better-quality housing supply for those with the most urgent needs.

The council is also preparing a major funding bid to the London Social and Affordable Housing Programme, which could help unlock further affordable housing development across Lambeth in the coming years.

Through these initiatives, Lambeth aims to continue delivering high-quality homes, support thriving neighbourhoods and ensure the borough remains a place where residents can build secure futures.
