The first ever fully timber constructed, all-electric office building opened this week in Vauxhall, becoming the lowest carbon-emitting building of its kind in London.

Vauxhall: London’s lowest-carbon office space now open

Paradise SE11 is a new six-storey office building by commercial developer Bywater Properties,  provides zero carbon energy for all the building occupants, locks away around 60 years of tenant operating emissions, and can be disassembled, setting a new standard for sustainable workspace in London.

The former Costa roastery site, which had lain vacant for several years, secured planning permission from Lambeth Council and has now been redeveloped into 6,400 sqm of flexible office floorspace, including 648sqm of affordable workspace to support local Lambeth entrepreneurs, start-ups, and small businesses.

Councillor Danny Adilypour, Deputy Leader of the Council and Member for Sustainable Growth and New Homes, said: “Paradise SE11 is an exemplary project that has set a new benchmark for sustainability standards in Lambeth, delivering the borough’s first office building of its kind.

“Not only does it demonstrate the highest level of energy efficiency in both design and emissions, but it also reflects our ambitions to inclusive, future-focused growth by opening opportunities for local residents and businesses.

“I am pleased to hear that throughout the lifecycle of this project, around 700 new jobs have been created, a quarter of which have gone to Lambeth residents, helping them build their skills. This is a powerful example of how responsible development can directly benefit our communities.

“The inclusion of affordable workspace also means that local entrepreneurs, whether they are just starting or growing an established business, can be a part of this innovative and sustainable commercial hub.”

Other notable highlights of Paradise SE11 include:

  • The building is fully electric, using efficient heat pumps that produce three times more heat than the energy they consume.
  • Air quality sensors help occupants know the best times to open windows for fresh, clean air.
  • The terracotta façade is self-cleaning, fully reusable, and built to last over 100 years.
  • Regenerative lifts recover energy during braking and feed it back into the building as clean electricity.
  • Rooftop solar panels generate enough energy each year to charge 3.3 million iPhones, helping power the building with zero-carbon electricity.
  • The development is car-free, with 113 secure bicycle parking spaces.
